Conduct of Auction:
All properties are offered subject to confirmation of the seller. The Purchase contract will not be subject to financing or any inspections. Properties are selling "as is" in their current condition. This property is subject to prior sale and may be withdrawn from auction at any time.
Taxes and Title Insurance:
Taxes are paid quarterly so 2011 is not paid in full yet. 2012 will be prorated to the date of closing.

Financing Information:
The sale will not be contingent on financing. Properties are selling for cash. Seller may consider owner carry with 50% down. You must be approved 7 days before the auction.
Broker Participation:
Buyer's Brokers are recognized. They must register their buyer on Sonneco Properties, Ltd forms, with the Buyer's signature 72 hours before the auction. The Broker must be with the Buyer at the auction, and all inspections. A 3% fee will be offered based on the auction price, not the purchase price. Other conditions may apply. Brokers acting as principles are excluded.

Buyer's Premium: A 10% buyers premium will be added to the successful bid to determine the purchase price.
